1. Introduction
Welcome to AKI Global Resources Ltd, a registered real estate company committed to helping investors locally and in the diaspora own genuine, verified, and value-driven properties across Nigeria.
These Terms and Conditions outline the principles, responsibilities, and obligations guiding every real estate transaction between AKI Global Resources Ltd (hereafter referred to as “the Company”) and her Clients (hereafter referred to as “the Client”).
By engaging with us—whether through property purchase, inspection, or investment—you acknowledge that you have read, understood, and agreed to these terms.

3. Nature of Service
AKI Global Resources Ltd offers:
- Sale of verified lands, residential, and investment properties.
- Facilitation of property documentation (Deed of Assignment, Survey Plan, Allocation Letters, etc.).
- Inspection coordination (physical and virtual).
- Investor advisory, portfolio planning, and after-sales support.
- Realtor development and property marketing partnerships.
All services are rendered in line with industry best practices and in partnership with certified developers, surveyors, and legal consultants
4. Payment Policy
- All property payments must be made only to the company’s official account:

- The Company will not be responsible for any payments made to unauthorized individuals or personal accounts.
- Clients are required to obtain an official AKI Global payment receipt and subscription form immediately after payment.
- Payment confirmation is subject to clearance by the company’s finance department.
- All payments must be made in Naira (₦) or in equivalent foreign currency approved by the company (for diaspora clients).
5. Property Verification & Documentation
- Every property offered by AKI Global is verified and confirmed to have legitimate ownership and appropriate title documents.
- Clients are encouraged to conduct independent verification through legal representatives before making payments.
- Title documents available per estate may include:
- Deed of Assignment
- Registered Survey Plan
- Power of Attorney
- Global C of O or Government Allocation (as applicable)
- Documentation processing begins immediately after full or agreed initial payment and submission of all required KYC documents.
- Documentation fees are separate from property purchase price and must be paid directly to AKI Global for onward processing.
6. Allocation Policy
- Allocation (physical or virtual) will be done after full payment of the property and all relevant charges (survey, deed, development fees, etc.).
- Allocation is conducted in batches, and clients will be duly informed ahead of schedule.
- AKI Global will ensure that allottees receive an allocation letter and a site plan reflecting their plot location.
- Clients who default on payment or fail to complete due processes will not be eligible for allocation until rectified.
7. Refund Policy — AKI Global Real Estate Investments
At AKI Global, we are fully committed to maintaining transparency, fairness, and client satisfaction in all transactions.
However, since property investment involves legally binding documentation and third-party costs, refunds are only permitted under specific conditions.
- Clients seeking refund must submit a written request with proof of payment and valid identification.
- Refunds attract a 40% administrative charge to cover documentation, logistics, and processing costs.
- Refunds will be processed within 30–60 working days after approval.
- Refund requests are only valid for properties not yet allocated or documented. Once allocation or documentation has been issued, payment is non-refundable.
Below are the valid conditions under which a client can request a refund:
1. Double Allocation or Non-Allocation by AKI Global
If a client has completed full payment but, due to an internal or technical error, the same plot has been allocated to another client or allocation has not been made within the agreed timeline, the client reserves the right to request:
A replacement plot of equal value, or
A full refund of all payments made.
Refunds under this condition will be processed within 30–60 working days after verification.
2. Inability to Deliver Agreed Property/Plot
If the property or estate promised by AKI Global becomes unavailable due to unforeseen regulatory or environmental reasons (e.g., government acquisition, title disputes, or changes in development approval), the client will be entitled to:
An alternative property of the same value, or
A full refund of all payments made.
3. Payment Overages or Duplicate Transactions
In the event of an overpayment or accidental duplicate transfer, AKI Global will refund the excess funds once verified and reconciled by the finance team.
⚠️ 60% - 40% Refundable Conditions
To protect both the company and genuine investors, certain situations do not qualify for a refund:
1️⃣ When the client voluntarily backs out of a transaction after payment and documentation has begun.
2️⃣ When statutory fees, processing, or administrative costs have already been incurred (e.g., survey, deed preparation, allocation). NOT REFUNDABLE
3️⃣ When installment payments have been made, but the client defaults on agreed timelines and fails to notify the company formally.
4️⃣ When allocation has already been made and documents have been processed in the client’s name. NOT REFUNDABLE
Refund Process
All refund requests must be made formally in writing via email or letter to AKI Global’s customer service department, stating:
Full name
- Plot and estate details
- Payment evidence
Reason for refund request
Once approved, refunds are typically processed within 30–60 working days via the same channel of payment (unless otherwise agreed).

8. Default & Payment Plans
- Clients on installment or payment plans must adhere strictly to agreed timelines.
- A grace period of 14 days may be allowed for delayed payments.
- Failure to meet payment obligations after the grace period may result in:
- Forfeiture of the plot.
- Conversion to another available plot (subject to management approval).
- Deduction of administrative fees.
- The company reserves the right to revise property prices without prior notice in response to market dynamics.
9. Development Levy & Additional Charges
- Development levies (where applicable) cover infrastructure such as road construction, drainage, electricity, fencing, and security.
- Other charges such as survey fees, deed of assignment, and allocation fees will be communicated to the clienta alongside the property purchase price..
- These levies are non-refundable and must be paid directly to AKI Global for proper documentation and accountability.
10. Site Inspection & Client Awareness
- Site inspections are highly encouraged before purchase.
- Clients can book for physical or virtual inspections via official communication channels.
- All inspection logistics (transportation, coordination, access) are managed by AKI Global representatives.
- Clients are required to sign an Inspection Form after visiting the site.
- AKI Global will not be held liable for transactions done outside the company’s official process or without inspection confirmation.
11. Communication & Client Relationship

- The company will not be held liable for miscommunication through unauthorized individuals or social media impersonators.
- AKI Global commits to transparency, regular updates, and open communication throughout the client’s investment journey.
12. Code of Conduct for Clients
- Clients are expected to communicate respectfully and professionally with company representatives.
- AKI Global reserves the right to disengage any client who exhibits abusive behavior or engages in defamatory or unethical conduct.
- All documents, promotional materials, and property details provided by AKI Global remain the intellectual property of the company and may not be used without written permission.
13. Risk Disclosure
- Real estate investment, like all investments, involves certain risks including market fluctuations, regulatory changes, or development delays.
- AKI Global commits to mitigating these risks through due diligence, transparency, and proactive communication.
- Clients are advised to make informed decisions and seek professional advice when necessary.
14. Data Protection & Privacy
- AKI Global adheres strictly to the Nigeria Data Protection Act (NDPA) and ensures that all client data is securely stored and used solely for transaction and relationship purposes.
- Client information will never be sold or shared with third parties without written consent.
15. Dispute Resolution
- Any dispute arising from transactions shall first be resolved amicably through dialogue and mediation.
- If unresolved, the matter may be referred to arbitration under the Arbitration and Conciliation Act of the Federal Republic of Nigeria.
- The seat of arbitration shall be Enugu, Nigeria.
16. Modification of Terms
AKI Global reserves the right to review, modify, or update these Terms & Conditions as business needs evolve. Updated versions will be posted on the official company website and apply immediately upon publication.
17. Governing Law
These Terms and Conditions are governed by and interpreted in accordance with the laws of the Federal Republic of Nigeria.
18. Acceptance
By engaging with AKI Global Resources Ltd and making payment for any property, the Client acknowledges that they have read, understood, and agreed to these Terms & Conditions.
